Sustainable construction and eco-friendly solutions at Neo Natolin estate
Low-emission building materials, extensive trees and ornamental plantings, infrastructure for electric vehicle charging, and photovoltaic installations—these are just a few examples of the solutions implemented by Real Management S.A. in the construction of the Neo Natolin housing estate. This project, designed with both user comfort and sustainable development in mind, is being delivered in phases in Warsaw’s Wilanów district, on ul. Korbońskiego. The masterplan incorporates a wide range of environment-friendly solutions, both in urban planning and in architectural and landscape design.
Neo Natolin is a premium estate of semi-detached single-family homes with private gardens. The project stands out for its elegant and modern architecture, as well as top-quality design solutions that ensure privacy and numerous conveniences for neighbouring families. In addition to high-end homes, the estate features recreational areas, including meticulously landscaped green squares, a pond, spaces with small architectural elements, and playgrounds.
“From the very outset of Neo Natolin’s development, our aim at Real Management was to minimize environmental impact,” said Marcin Malka, CEO of Real Management S.A. “The estate has been built in full compliance with the local zoning plan and sustainable development principles. During the project’s preparatory phase, we organized an urban design competition that emphasized the green character of the project, reduction of the carbon footprint, and enhanced energy efficiency. As a result, Neo Natolin is being delivered with a focus on both the highest quality of the project and environmental responsibility. We are fully aware that every decision we make as an investor and developer matters, which is why we consciously and consistently choose solutions that benefit the environment, both now and in the future.”
In an effort to improve air quality, Real Management decided against installing fireplaces or using fossil fuels for heating within the estate. Instead, every home is equipped with split-type heat pumps that recover heat from the air, providing efficient heating, along with heat recovery ventilation systems that reduce energy consumption. The ventilation system features high-efficiency carbon filters, and all building materials used are natural and low-emission. These measures ensure the residents’ health and safety while contributing to the longevity of the buildings.
The estate is also equipped with EV charging points and pre-installed infrastructure for photovoltaic systems, enabling future residents to generate their own renewable energy.
Preserving natural watercourses and biodiversity on the project site has been one of Real Management’s key priorities. To this end, a vegetated retention reservoir was created to manage drainage and support proper water management. Additionally, the estate features numerous trees, as well as a mix of moisture-loving grasses, ornamental perennials, and meadow plants. All plantings are carried out using high-quality nursery stock, repeatedly replanted during the production process. In the first phase, 95 trees and over 9,300 shrubs, grasses, and perennials were planted, including pollinator-friendly, nectar-bearing species.
Carefully designed greenery is an integral part of the project’s masterplan, which was developed in line with landscape architecture principles. The design ensures that 70% of each plot offered by Real Management consists of biologically active, nature-integrated space, offering broad possibilities for arrangement of gardens.
Neo Natolin is a development that will eventually comprise around 200 homes with full supporting infrastructure. The first step was the construction of 84 homes which were delivered in the summer of 2024. The second phase of the project, divided into sub-phases, will include the construction of 26 and 32 homes in six different sizes, ranging from 190 to 258 m2. Construction of the first 26 homes in this phase is set to begin in Q3 2025.
